How these estimates are calculated
Place, currency and tax. Prices are for Canada, in CAD (C$). They exclude GST, HST and any provincial tax. Which of them applies, and at what rate, depends on the province and, for provincial tax, on the kind of service. The range is a national average. When you pick your province, the calculator scales the labour share of the range by a local index from 0.85 to 1.24. The calculator does not quote below its minimum price, C$175 at the national average.
Where the range comes from. The market range for this job comes from prices published for Canada by businesses on their own price lists. We name these sources by type, not by company. Where no Canadian source prices a job type, we derive its range from a related range in this table and record how. We check the hourly rates against Job Bank wage data, and for lawn care the Canadian Nursery Landscape Association wage survey. A trade's rate should sit well above what its workers earn, because it also pays for overhead, travel and insurance.

Market price and your price. "What pros charge" is the market range for the job you describe. Your own cost figures do not change it. The table under it, "Your costs at this price", uses your figures: time on the job, labour cost, materials, equipment, travel, fees and overhead. Profit is the market price minus those costs.
Commercial work is priced per square foot but won or lost on scope. The calculator above starts from Canadian
per-square-foot bands and then shows what the contract leaves you once the hours are counted.
How the calculator works
- Facility type and size. Offices, retail, medical, industrial and restaurants each carry their own Canadian
rate band in CAD.
- Scope. The band is the price of one visit at about one visit a week; the calculator has no frequency field.
A restroom-heavy layout and full floor care move the quote up the band.
- Your province. Rates scale by a provincial labour-cost index.
- Check what you keep. Open “Your costs and margin” to see cleaner hours, supplies and profit per visit.

All figures are before GST or HST. No Canadian source prices retail, medical, industrial or restaurant cleaning
separately, so those four rows are the office rate times the extra time each facility type takes.
Worked example
A 4,000 sq ft office in Ontario with four restrooms, cleaned once a week: the band gives about C$115 a visit, which
is below the Ontario minimum, so the quote is C$170 per visit before HST — about C$740 a month. The visit is 3.7
cleaner hours, and at C$21 an hour in wage cost plus supplies and travel it costs you about C$132, which leaves about
C$38. Small offices run thin because restroom and setup time does not shrink with the floor area.
Quoting commercial contracts in Canada
- Walk the site before quoting. Washroom count, floor type and garbage volume change the hours more than square
footage does.
- Put the scope in the contract. Windows, floor stripping and carpet extraction are the three items clients
assume are included in a monthly rate.
- Build in the annual increase. Wage floors move every year in most provinces; a contract without an escalation
clause loses money by year two.

Frequently asked questions
What is the going rate for commercial cleaning in Canada?
Office cleaning runs C$0.02–C$0.06 per square foot per visit in 2026, at about one visit a week, and C$0.02–C$0.10 across all facility types depending on size and scope. Post-construction cleaning is a one-off job at around C$0.25–C$0.65 per square foot in Ontario, and this calculator does not price it.
Per square foot or per hour?
Quote the client per square foot or per visit, but build the number from hours. Canadian cleaning companies bill out C$30–60 per cleaner hour, which has to cover wages, payroll costs, insurance and supervision.
How do I price after-hours work?
Most office cleaning happens in the evening, and the rates here assume it. If overnight or weekend work costs you more, put the extra in the contract instead of absorbing it.
What does a monthly contract look like?
The calculator prices one visit at about one visit a week, and it has no frequency field. For a weekly contract, multiply by 4.33 visits a month. At the national average a small office under 1,000 sq ft and a 4,000 sq ft office both hit the C$175 visit minimum, so each runs about C$760 a month cleaned weekly. More visits a week usually lower the price of each visit, but no Canadian source prints by how much, so price a three-night contract from your own hours.
Is commercial cleaning taxable?
Yes. Once you are registered, GST or HST goes on top of every figure here, and in Quebec QST of 9.975% goes on top of GST. Saskatchewan also charges 6% PST on commercial building cleaning. Registered business clients claim GST, HST and QST back, so quote plus-tax. Saskatchewan PST is not recovered that way, so name it in the quote.
