How these estimates are calculated

Place, currency and tax. Prices are for New Zealand, in NZD (NZ$). They exclude GST. Many New Zealand sources do not say whether their prices include GST, so treating them as excluding it is an assumption. The range is a national average, and the same range applies in every region: we found no reliable data on price differences between them. The calculator does not quote below its minimum price, NZ$105 at the national average.

Where the range comes from. The market range for this job comes from prices published for New Zealand by businesses on their own price lists. We name these sources by type, not by company. Where no New Zealand source prices a job, we derive its range from the US range, scaled to New Zealand prices, and record it as an assumption. We check the hourly rates against Stats NZ earnings data and the minimum wage. A trade's rate should sit well above what its workers earn, because it also pays for overhead, travel and insurance.

Market price and your price. "What pros charge" is the market range for the job you describe. Your own cost figures do not change it. The table under it, "Your costs at this price", uses your figures: time on the job, labour cost, materials, equipment, travel, fees and overhead. Profit is the market price minus those costs.

Where the estimate stops applying. New Zealand cleaners usually quote a home clean by the number of bedrooms. This calculator prices it by floor area, so compare the range with how you quote.

Pricing a clean in New Zealand needs two numbers: what other cleaners charge for a house like this one, and what the visit costs you. The calculator above prices the visit and shows what you keep. This page shows what New Zealand operators actually publish, so you can check one against the other.

How the calculator works

  1. The house. Cleaning type, bedrooms, bathrooms and floor area set the size of the job.
  2. Your job inside the band. Add-ons carry time, and a bathroom-heavy layout for the floor area pushes the quote up. Recurring visits get a discount: 20% weekly, 12% every two weeks, 9% monthly.
  3. Your region. Every region uses the national figures. Hourly cleaning rates across five cities differ by less than 5%, so we found no reliable basis for a regional index.
  4. Your economics. Open “Your costs and margin” to see hours, supplies, travel and what the price leaves you.

End of tenancy adds NZ$76 for each extra bathroom. A third Auckland operator prices by floor area instead: a general clean at NZ$170–220 for 100 m² and NZ$220–310 for 200 m², a deep clean at NZ$240–290 and NZ$340–420.

All prices exclude GST. The two operators that price by bedroom say so on their own pages; the floor-area operator does not say. Hourly rates across five operators run NZ$30 to NZ$61, with NZ$47 the typical figure.

Worked example

A three-bedroom, two-bathroom home of about 140 m², cleaned once. The calculator puts that at four person-hours and NZ$200 excluding GST, inside a range of NZ$160–235.

The published Auckland price for that bedroom count is NZ$155, and a fourth bedroom would add NZ$25. At the typical NZ$47 an hour, NZ$155 is a little over three hours — a shorter visit than the four this house takes here. That is the gap to think about: set your own cost per cleaner hour in the calculator and read the margin, and you will see whether NZ$155 works for your costs or whether your number has to be higher.

How the floor-area price compares with bedroom prices

New Zealand cleaners quote by bedrooms. This calculator prices by floor area, at a rate per square metre, so here is how the two line up for the default home of three bedrooms, two bathrooms and 140 m².

A rate per square metre has no base charge, and a bedroom price list does. So the calculator runs low on small homes and high on large ones. A one-bedroom, 50 m² deep clean comes out at the NZ$105 minimum against a published NZ$186, and a two-bedroom, 80 m² one at NZ$165 against NZ$241. A five-bedroom, 300 m² standard clean comes out at NZ$410 against NZ$250–330. For a home at either end, quote from the bedroom table above.

Quoting cleans in New Zealand

  • Price the first visit as a deep clean. A new client’s home is never in maintenance condition. Quote the first visit separately and set the recurring price after you have seen it.
  • Say “plus GST” out loud. Residential clients hear the number you say as the number they pay. The convention here is to publish excluding GST, so the words have to be in the quote.
  • Charge for the drive. New Zealand service areas are spread out and a 40-minute drive is a real cost. The calculator carries a travel figure per visit — raise it if your patch is rural.

How much should I charge for house cleaning in New Zealand?

Five New Zealand cleaning operators publish hourly rates between NZ$30 and NZ$61, and a five-city average puts the typical rate at NZ$47 an hour. On published per-visit prices, an Auckland operator charges NZ$105 for a one-bedroom standard clean and NZ$230 for a five-bedroom one. All figures exclude GST.

Do New Zealand cleaners quote by the bedroom or by the hour?

By the bedroom. Three operators independently build the price the same way: a base for one bedroom plus a fixed step for each extra one. The step is NZ$25 on a standard clean, NZ$55 on a deep clean and NZ$88 on a heavy post-build clean. The calculator asks for bedrooms, bathrooms and floor area, so compare its number with the bedroom price you would quote.

Do I charge GST on cleaning?

GST is 15% and every price on this page excludes it. You must register once your turnover reaches NZ$60,000 in the last 12 months, or you expect it to in the next 12. Both New Zealand operators who state their tax position publish prices excluding GST. Many small cleaners are below the threshold and charge no GST at all.

What is a sensible minimum charge?

One Auckland operator sets two hours for a regular clean and four for a deep or move-out clean, NZ$105 at NZ$52.50 an hour, and prices its one-bedroom regular clean at exactly NZ$105. Another sets three hours, NZ$183 at NZ$61 an hour. A minimum protects you on the small jobs where the drive costs more than the clean.

What do deep and end-of-tenancy cleans cost?

An Auckland operator publishes NZ$186 to NZ$461 for a deep clean of a one to six bedroom home. The same operator prices end-of-tenancy cleaning from NZ$186 for one bedroom plus NZ$55 a bedroom and NZ$76 an extra bathroom, so a three-bedroom, two-bathroom rental is NZ$372. Its post-construction clean is heavier, NZ$307 to NZ$659 for one to five bedrooms. All exclude GST.
