How these estimates are calculated

Place, currency and tax. Prices are for the UK, in GBP (£). They exclude VAT. Most small trade businesses are below the £90,000 VAT registration threshold and do not charge it. The range is a national average. When you pick your region, the calculator scales the labour share of the range by a local index from 1.00 to 1.25. The calculator does not quote below its minimum price, £50 at the national average.

Where the range comes from. The market range for this job comes from prices published for the UK by marketplaces where customers hire pros. We name these sources by type, not by company. We check the hourly rates against ONS earnings data and the National Living Wage. A trade's rate should sit well above what its workers earn, because it also pays for overhead, travel and insurance.

Market price and your price. "What pros charge" is the market range for the job you describe. Your own cost figures do not change it. The table under it, "Your costs at this price", uses your figures: time on the job, labour cost, materials, equipment, travel, fees and overhead. Profit is the market price minus those costs.

British jet washing prices are published in square metres, and this calculator asks for square metres too. If your job sheet is in square feet, divide by 10.76: £2.00–£5.25 per square metre is £0.19–£0.49 per square foot.

How the calculator works

  1. Surface sets the band. Driveway, house siding, decking or patio, and fence each carry their own band. Picking one fills in the area that surface typically covers.
  2. Area scales it, and the minimum catches small jobs. Below roughly 15 square metres of driveway the £50 minimum sets the price rather than the area.
  3. Soft wash and soil move the quote. A soft wash adds about 22%. Heavy soil moves the quote up the range rather than adding an invented cost.
  4. Your region. Rates are adjusted by a regional labour-cost index. London runs about £40 above the rest on a 46 m² driveway, the calculator’s starting job.
  5. Your economics. “Your costs and margin” turns area into hours, adds chemicals, machine wear and travel, and shows what the market price leaves you before VAT.

Concrete, asphalt and block paving sit at the lower end; block paving reaches £5.25. Crews bill £40–£80 an hour, £62 typical. Minimum charge £50. All figures exclude VAT.

Where the British numbers are thin, said plainly

Nobody publishes a British minimum charge for this trade. The £50 comes from one franchise operator’s own floor and a marketplace average. A small driveway at £250 is the practical lower bound for a whole job.

Two of the four bands are not British readings. No British source prices a whole house wash or a fence by area. The house siding band is the British hourly rate, £40–£80, over the area a crew washes in an hour on a wall. The fence band is the American whole-job figure carried across on the ratio between the two markets’ driveway rates.

Sealing is a separate sale, not a markup. Sealing runs £6–£10 per square metre, kiln-dried sand £2.50 and polymeric £4.50. The trade prices these as their own lines because the material stays on the job, so there is no resale margin to add.

What moves the price

  • Block paving over concrete. Jointing sand comes out with the dirt and has to go back in. That is the sand line above, not a bigger wash rate.
  • Moss and algae. A biocide adds about 15% to the base rate.
  • Two-storey walls. Ladders or a longer wand. Quote the top of the siding band.
  • Oil stains. £20–£50 as its own line.

Worked example

A 186 m² house wash with heavy algae on one wall — about 2,000 sq ft. Siding takes the vertical norm, so that is 3.1 hours on site. The sample fills your pay at £23 an hour. The typical quote lands at £195 (range £160–£235) against a cost near £126 — labour, £13 of chemicals, machine wear, travel and 15% overhead — which leaves £69 a visit, a 36% margin before VAT. What this calculator does not price

Gutters and fascias are sold per linear metre, not per area. Roofs have published prices — £4–£6 per square metre standard, £900–£1,200 for a detached house — but no published hours, and a calculator that turns area into hours cannot honestly price a surface whose hours nobody publishes. Quote those from your own records.

Frequently asked questions

How much should I charge for jet washing in the UK?

Published rates run £2.00–£5.25 per square metre on a driveway, £3–£6 on wooden decking, and about £3 per square metre for patio slabs and concrete. A medium driveway is £250 for six to seven hours' work. Set a minimum around £50. Every figure here excludes VAT, which is how the trade quotes it.

What is a realistic hourly rate?

£40–£80, with £62 a defensible typical. Two readings disagree and it is worth knowing why: a marketplace across eight cities prints £57–£80, while a day rate of £250–£350 over six and a half hours on site works out at £38–£54. The £10–£25 an hour you will also see quoted is a wage or a machine hire, not a rate to a customer — it does not cover one tradesperson with overheads.

Why is house siding priced so much lower per square metre?

Because it washes about three times faster. A soft-wash applicator covers a wall at roughly 60 square metres an hour door to door, while a surface cleaner grinds along a slab at about 20. Over a whole house the money per hour lands in the same place; the rate per unit of area does not.

Should my prices include VAT?

Quote excluding VAT to trade and include it for consumers, and say which you have done. Once your turnover passes £90,000 you must register. Everything on this page and in the calculator is before VAT.

Why does one price guide say £8.50 per square metre and another £3?

Because the higher figure does not survive its own arithmetic. At £12 per square metre and a realistic 20 square metres an hour, a washer would be earning £242 an hour — against the £250–£350 day rate printed on the same site. The £2–£5.25 band agrees with the day rate, with the production rate and with the whole-job prices. The high band does not agree with any of the three.

What does the work cost me per job?

Chemicals about £15 a job, machine wear around £5 an hour, and travel above what a cleaner pays because you are towing a machine and often a tank. Wages are the rest. The calculator seeds your cost at £17 an hour, from the ONS median of £17.29 for construction and building trades not elsewhere classified. That group fits a tradesperson with a machine on a driveway better than the £12.64 median for cleaners and domestics.
