How to use it

  1. List the jobs you actually sell Not every job you can do — the ten or fifteen that fill the calendar. A book nobody can scan is a book nobody quotes from.
  2. Price from cost, not from the competitor Labor hours at your loaded cost, plus materials, plus overhead, plus the margin you need. Copying a competitor copies their cost structure, and you cannot see it.
  3. Go flat rate per job One number per job beats an hourly rate: the client stops watching the clock, and getting faster starts paying you instead of costing you.
  4. Write down what the price includes Labor, standard materials, travel inside the area, one visit. The inclusions are what stop a flat rate from turning into an argument.
  5. Add the surcharges as their own lines After hours, weekends, outside the service area, restricted access. Priced in the book, they get charged; left unwritten, they get absorbed.
  6. Put a review date on it Twelve months, or sooner if supplier prices jump. A book with no review date quietly becomes last year prices at this year costs.
  7. Give it to whoever answers the phone The point of the book is that the price does not depend on who is asked. Print it, or keep it where the person quoting can see it.

Questions about the price book template

What is a price book?

A list of the jobs you sell with one flat price against each. It is an internal document first: you price the work once, carefully, and then everyone quotes the same number instead of doing arithmetic in a driveway.

What is the difference between a price book and a price list?

Nothing, in home services — the two words describe the same document. A price book is sometimes the fuller internal version with costs and margins, and a price list the trimmed sheet you show clients. This template prints the client-facing version.

Should I show my price book to customers?

Show the prices, not the arithmetic. Clients find a flat-rate sheet reassuring because it proves the number was not invented for them. Keep your cost and margin columns in your own copy.

Flat rate or hourly?

Flat rate for anything you have done more than a few times, because you can price it from experience and the client gets certainty. Hourly for diagnostics and genuinely unknown scope, where a flat number is a guess dressed up as a price.

How often should I reprice?

Review annually and whenever a supplier price moves sharply. Most Pros in home services underprice by leaving a book untouched for years while wages, fuel, and parts all move.
